Building Maintenance Program

The Building Maintenance Program provides continuous, timely and efficient service with a minimum effort on the part of the customer. One General Maintenance Mechanic (GMM) is assigned to one of eleven (15) designated zones, each zone consisting of several buildings.

We maintain campus presence from 8:00 AM to 4:30 PM Monday through Friday.

The Building Technicians' main responsibilities are to respond and complete minor maintenance calls for ASU at the Tempe campus. Currently, the building techs are the first point of contact in response to a service call. Their responsibility is to respond, evaluate and make recommendations. The BT completes the call if it is within their scope. If the service call is outside the BT's scope, the service call is redirected to the appropriate shop.

Examples of Work
Listed below are maintenance tasks that are typically performed by the General Maintenance Mechanics. This list is not all inclusive and is provided as an example of the services provided by this unit:

Carpentry

  • Replace ceiling tiles
  • Replace floor tiles ( up to 30sgft)
  • Repair and replace missing cove base(not entire rooms)
  • Hang bulletin boards, pictures, plaques, clocks (max 3x8)
  • Lubricate hinges
  • Repair some broken furniture, i.e., chairs, desks, tables, shelving units, podiums
  • Install cabinet locks (Locks furnished by department or are billable)
  • Replace window latches
  • Replace batteries in handicapped doors and check electrical power
  • Install kick plates, floor bumpers, wall bumpers, door bumpers, door hinges
  • Adjust door closures
  • Minor carpet repairs

Plumbing

  • Repair faucets, seats, washers, p-traps
  • Repair urinal flush valves, diaphragms, handle kits, vacuum breakers, gaskets
  • Repair toilet flush valves, diaphragms, stems, relief valves, vacuum breakers, handle kits, gaskets
  • Unplug waste lines, sinks, lavatories, toilets
  • Unplug and adjust drinking fountains
  • Unplug drain lines limited to a 2 inch drain line

Electrical

  • Replace receptacles
  • Reset breakers
  • Replace on/off light switches
  • Replace interior lamps
  • Replace Ballasts

Painting

  • Touch-up painting
  • Minor drywall patching
  • Services that are usually charged to the requesting department include:
  • Hang banners
  • Replace lamps and ballast in department owned display cases
  • Installation of coat hooks
  • Retrofit request
  • Non-standard light bulbs and ballast
  • Repairs associated with remodels or renovations
  • Replacement of plumbing fixtures
  • Replacement of lighting fixtures
